Open weekend at Seasalter Ends 15 Nov

Buying with confidence

Understand ownership before you decide

Choose the right route, check the complete costs and take time to read the paperwork.

Holiday ownership or residential living?

A holiday home

A purchase agreement covers the home. A pitch licence covers how it may be kept and used on the park. Check the term, season, rules, fees, reviews and resale or removal arrangements.

Open all year does not mean permanent residence is permitted.

A permanent residential home

Check residential planning permission, the site licence, the written statement, pitch agreement and site rules. Buying from a site owner and buying from an existing resident follow different processes.

In England, a site-owner sale normally requires the written statement in advance, with a 28-day consideration period. A buyer may voluntarily agree a shorter period in writing. A holiday licence is not a substitute.

Check the complete cost

  • The home price including applicable VAT, delivery, siting, connections and all other compulsory initial charges.
  • Pitch fees, utilities, standing charges, insurance, maintenance and any other continuing charges.
  • The fee-review method, promotion expiry dates and the charges that follow.
  • Any deposit, refund and cancellation terms that apply to the actual transaction. Do not assume a universal cooling-off period.

Ask for a completed written cost schedule before paying or signing.

Your buyer document pack

Your purchase preparation pack. Use these checklists and draft terms to prepare questions and discuss your purchase. The park team must provide the correct completed documents before any commitment. The holiday terms need park-specific legal review before use as contracts.

Official residential paperwork

Use the forms for your particular transaction. A resident resale can require buyer information and assignment documents; the notice of proposed sale applies only to the relevant resale route. Do not use the holiday templates for residential occupation.

Come prepared for your viewing

Bring the checklist and the questions that matter to you. A viewing request is not a reservation or purchase, and the team will contact you to confirm a time.
